Is Winter a Good Time to Start a Renovation or Extension? A Kendal Guide to What Works in the Cold

Some Kendal builders have a gap in the diary in January that they never have in June. Winter is a good time to start a renovation or extension if you choose the right jobs, and a poor one if you want walls going up in December.

Myth: nothing can be built when it is cold

Interior work carries on in any weather. Wiring, plumbing, plastering, joinery, tiling and kitchen fitting all happen indoors, so a kitchen or bathroom refit can start in November without trouble.

Outside work is different. Bricklaying, concrete and render struggle near freezing, because water in the mix can freeze before it sets. Careful builders cover fresh work or stop until the forecast improves.

Lime mortar, common in older Kendal limestone houses, is especially vulnerable to frost. Repointing a stone wall in January is a bad plan.

Myth: builders charge less in winter

Day rates rarely fall. What you may get is earlier availability. Some builders have gaps early in the year.

Winter adds costs of its own. December in Kendal brings under eight hours of daylight, so builders lose working time and need temporary lighting. Plaster needs heat to dry. Wet days stop outdoor work.

Ask every builder who pays for heating and lost days before you sign anything.

Fact: some jobs suit the cold months well

Work that sits inside a weatherproof shell makes sense in winter. That includes kitchens, bathrooms, internal wall changes, rewiring and loft conversions once the roof is sealed.

A winter start also gets you in the queue. If the interior finishes by spring, the whole house feels new before the garden does.

Fact: other jobs belong in spring

Foundations for a single-storey extension are better dug when the ground is neither frozen nor waterlogged. Roof strips, rendering, patios and drives also wait for drier weather.

An open roof over a stripped house in winter rain is a risk. Water damage can cost more than the weeks you saved.

Use the winter months to prepare for a spring build

If your project starts in spring, winter is the time to get ready. These steps take longer than most owners expect.

  • Collect at least three written quotes from builders in Kendal.
  • Submit your planning application. Councils aim to decide householder applications within eight weeks, though many take longer.
  • Finalise drawings and agree a specification, including materials and fittings.
  • Order windows, doors and any made-to-measure items that carry long lead times.
  • Agree a start date and write it into the contract.

Winter building questions

Can I live at home during a winter project?

Usually yes for a kitchen or bathroom refit, with a temporary kitchen or a second bathroom. It is harder when an extension is joined to the house with the roof or an outside wall open.

How early should I book a builder?

Good builders are often booked ahead, so allow several weeks just to gather quotes. Start the search earlier than you think you need to.

Does cold weather affect plaster?

Yes. Plaster dries slowly in cold, damp air, and decorating over damp plaster causes problems later. A heated room helps, and your builder should tell you how long to wait.

Should the contract mention the weather?

It should. Agree what happens if frost stops work, whether the end date moves and whether you pay for waiting days.

A winter start that works

Picture a Kendal terrace with a dated kitchen and a loft that has stood empty for years. Strip the kitchen in November, finish the plastering in December and have the room ready by February.

So, is winter a good time to start a renovation or extension? For interior work, yes, and for groundworks and roofs, wait for spring.
